Q. How long will it take to find me an apartment?
A. Only about 2 to 3 hours.
After researching and getting your options to a manageable few, we can look at photos & floor plans if necessary, check availability for your time frame to cut the list to the top 2 - 4 communities to view. We will then escort you to or meet you to view the apartments & answer any questions.
Q. Can you help me prelease an apartment to be ready when I move there?
A. Yes. We do that all the time for our customers. We advise you on the apartments , Austin neighborhoods, est. commute times, school districts , rents and move in specials. We can show you photos, floor plans, and many times 360 degree views of the apartments. This way you will feel comfortable with your apartment choice and secure in your move without a costly apartment hunting trip.
Q. Will apartments In Austin take credit cards?
A. Some apartments in the Austin Metro area are starting to take credit and debit cards. We know of a couple of management companies who manage apartments that will honor them. All of the properties will take a personal check, even if it is from out-of-state, but not cash. If you don't have a checking account, they will accept a money order.
A. What lease terms do the apartments offer?
A. 6 or 7 month minimum but 12 or 13 month leases are the standard. Usually there are cheaper prices for a longer leases and/or a month free on a 12 or 13 month lease but not on a shorter term.
A. What if I need a less than 6 month lease?
Some apartment communities offer a three or four month lease, but it will cost you $100-250/month extra per month.
Depending on your situation, it is sometimes better to find a cheaper six month lease since the premium on a 3 month lease causes you to pay the equivilent of 4 1/2 to 5 months rent. If you must have a three or four month lease, you will be limited but we can find you the ones with the smallest upcharges.
If you need a month to month or two- three month lease, corporate apartments are fully furnished and include utilities, telephone, etc. They are also expensive: one bedrooms are $1700-2200, two bedrooms $2100-2600, and three bedrooms are $2400-3500/month.
Q. Why is it so hard to find hardwood or concrete floors ?
A. We have seen explosive growth in the 70's, 80's and 90's, and was really just a small college town before then. Unfortunately, most rentals in the city have been built since the 60's which was past the hardwood floor era. The rentals built in the 60's 70's, 80's and 90's and beyond use carpeting. Very few rentals have replaced the carpeting with wood or concrete. Getting wood floors + washer/dryer connections is very rare , so that means it is Very Expensive to get.
Q. What about old warehouses or factories that were converted into lofts ?
A. What few old brick warehouses that were downtown were bulldozed in the 80's, or are being rented to restaurants or nightclubs for very high commercial prices. There are no old factories that have been converted into apartments in Austin either unfortunately. The downtown lofts are new construction, not old warehouses. (and most are being sold as condos for over $340 per sq ft- for Example, a 700 sq ft one bedroom is going for about $230,000+) Austin is nothing like the west coast cities mentioned above, so if that is where you are moving from, be prepared. We can only rent what exists in Austin, but if we can't find it nobody can!
